    Wanting to inquire if I was to purchase a unit, I would be able to let my Father and Grandmother live there? I will not be the resident. Please advise.

      Thanks for this inquiry Marlene. The financial buyer does not matter to us, most residents are financed by ‘someone’, whether private or bank. We are only concerned with the resident being the leaseholder, so your father and grandmother would need to qualify, therefore yes, you could purchase with them being the occupants upon approval. I would be pleased to discuss further at your convenience.

    Once a contract is signed, how long does it take for occupancy

      It can take 3 – 4 months depending on the time of the year to have the home built. During that time, we are excavating, installing utilities etc. Once the home is delivered, it takes about another two weeks to assemble on site, then you can move in. After that, we will still be working outside, adding the skirting, pouring the driveway, building the deck. Depending on how many installs we’re doing at the same time and what time of the year, this could be immediate or span a few weeks but you’ll be able to occupy in the meantime. Hope this helps!

    Is there an additional cost for the land on which the mobile home will be situated? If so, what is the cost?

      Hi Lucy,

      My apologizes for the delay in responding, this wasn’t forwarded to me for some reason. This is a ‘land lease’, where you own the home (purchased through Oriole Park) and rent/lease the land. All costs are found on the ‘Frequently asked Questions’ page of our website.       Hi Laura,

      Our target market is 55+, however that doesn’t mean that you have to be 55, it’s more important that you ‘fit the lifestyle’ and have common interests and standards as our other residents. We do have a few folks in around 50 so we would be happy to meet to discuss further if you’d like to see if/when you’re ready!

      All home sales go through Oriole Park as we are an exclusive dealer with General Coach. You would need to either purchase a new (custom designed and built) home or one of our ‘resales’. Thanks for the inquiry!

    Do you allow older grandchildren to stay for longer visits. My granddaughter is looking at possibly attending Western in 3 yrs and was wondering if she could stay with us during her studies.

      Unfortunately no, we are a 55+ resort so all occupants must be close to that age. Certainly overnight or short-term guests of any age may visit, but not to live in.

    Hi Mary Lou, I’m sorry, we don’t have rentals. Almost half our residents here are single so this is not uncommon. When you design your home and lot, it can be designed as a maintenance free lot.

    Hello! I’ve been looking around for an alternative to retirement living and I think I found it with Oriole Park! I am 2 years from retirement so not ready to make this transition yet, but should I reserve a lot now to build on in future or put my name on a list or something? I am 63 now. Thanks so much!

      Hi Carolyn! Yes, I agree, you’ve found it! We really can’t reserve lots however and they are going pretty quickly. Once you’re ready, you’ll put a deposit to hold the lot while your new home is being built. Many folks aren’t waiting to retire, about 25% continue to work from the resort (depending on your location of course!). Let me know if you’d like a tour or if I can be of any further assistance in the meantime!

    There are mobile home parks for sure, we truly feel we offer a unique alternative as a ‘lifestyle resort’, many more amenities on site than most, and I think more modern. We want to leave our residents feeling as if they are living on vacation, that separates us from many other properties. The most similar to ours would be a property about an hour north of here called Grand Coves, it’s the only one I’ve heard folks compare us to however I’ve never visited it.

      You do obtain your own insurance however we have a couple of local companies who have excellent and very competitive policies, I’d be glad to help you with this.

    My wife and I have been considering Oriole park for a retirement consideration. Is it possible to purchase the home available on your site and rent/lease out until we decide to retire. We will be snow birds and live in Byron area. I would pay cash. I think we would actually retire in 3 years. Are there any units available?

      Hi Scott, sorry this email was not forwarded to me so I missed it until now. You are not able to rent it out, we take tremendous care in pre-approving all our residents so the homes must be owner occupied to protect the integrity of our resort.

    Is there a land lease fee/Mai tame century fee, Also is it gas or electric heat.
    What are the approximate taxes on a one bedroom unit?

      HI Linda, take a look on the ‘frequently asked questions’ page for all our fee structure. It is propane gas heat. Taxes depend entirely upon the value and size of the house which vary from 540 sf to 1,400 sf, $170,000 – $270,000. Do you know what you’re looking for?
